Property Concepts, Inc. uses accounting software specifically designed for Community Association management. With this software, we are able to customize and streamline reports to better provide Associations with the financial information they require. Our monthly reports are very comprehensive and give each Board of Directors another tool to help keep their Association fiscally sound.

Accounting services provided by Property Concepts, Inc.

  • Maintain individual homeowner account ledgers.
  • Issue monthly owner delinquency notices, followed up with Board-approved collection action.
  • Provide well-established and effective collection policy for Associations that do not have one in place.
  • Special Assessment preparartion, owner notification, and receivables tracking.
  • Assist Association Managers and Board members with annual Budget preparation and monthly monitoring.
  • Accounts payable processing, with timely payment of all approved invoices.
  • Maintain and reconcile operating, reserve and other bank accounts.
  • Complete real estate documents for unit sales and refinances.
  • Provide monthly financial reports to the Board of Directors. These include the Balance sheet, Income/Expense statement, Owner Delinquencies, Owner Prepaid, and the General ledger reports.
  • Provide necessary records to the Association's independent auditor for annual tax and/or audit preparation.
